    $50,000 bond needed for house project

    Beginner here. I have a home under construction which is now Approx. 95% complete but will not be able to finish some of the final items I am obligated to do with the city, i.e. short roadway extention on Cul De Sac & Retaining Wall to protect some Wetland areas until Spring as Winter has set in here in New England. I have been acting as the General Contractor on the job and all has gone very smooth, the property also is currently free and clear of any liens. I am trying to obtain an occupancy permit as I have a very interested buyer. The City has asked me to get a bond in the amount of $50,000 after which they will issue the Occupancy Permit. My question to all out there is; With no real track record as a Contractor how would I obtain such a bond? Any thoughts would be greatly appreciated...

    Your an owner-builder

    The first question is what type of bond is required? Chances are the city is looking for a completion bond (even though it might be titled as a performance bond). In other words, they want a guaranty that the work will be completed and don't expect that you will actually perform the work. If this is the case, you will apply for the bond as an owner-builder rather than a contractor.
